Commercial structural engineering in East Texas
Clear engineering support for commercial building decisions—from evaluating an existing structure to planning new construction.
For property owners, contractors, and project teams
A scope built around your project
Davis Engineering provides commercial structural engineering with a project-specific scope. A property purchase, a visible concern, or a construction project can call for different information and deliverables. We start by identifying the decision you need to make and the available plans, records, and site access.
Building condition assessments
An assessment documents observed conditions within an agreed scope and helps identify structural concerns or additional evaluation needs. Tell us the intended use of the assessment, the building type, and any transaction deadline. A visual visit does not establish the condition of concealed construction or replace testing that a particular concern may require.
Foundation & structural distress evaluations
Cracks, settlement, movement, or damage can require a focused investigation. The evaluation considers observed conditions and available information to develop an engineering opinion and recommended next steps. Depending on the findings, the next step may involve maintenance, monitoring, additional investigation, or a separate repair design scope.
Structural design for new construction
New commercial work requires coordination with the architectural layout, anticipated loads, foundation information, and other project disciplines. Share the design documents and project objectives so we can define the structural scope and agreed drawing deliverables. Material changes and alterations to the planned use may affect the design.
Construction loan phase observation reports
Observation reports can document the conditions seen at agreed stages for the stated purpose. Provide the lender’s requested format and milestones before scheduling. A periodic observation is a limited visit, and the proposal identifies what is reviewed and reported. It does not replace continuous construction supervision or other required inspections.
What to send us
A few useful details help us discuss the engineering scope and provide a project-specific proposal.
- Property location, building use, and approximate size
- Available plans, prior reports, and photos of the concern
- Purpose of the evaluation or proposed construction
- Requested deliverable, deadline, and access arrangements
The proposal confirms the services, deliverables, fee, and schedule. Additional investigation, field visits, or revisions are identified separately when needed.
Common questions
Can an assessment include repair drawings?
An assessment and repair design are different deliverables. If repairs or modifications require design, we can discuss a separate scope once the necessary information is available.
What should I send for a loan observation?
Send the lender’s requirements, project drawings, construction milestones, and requested timing so we can confirm an appropriate scope.
Do you handle retaining walls?
Retaining wall engineering is available as a separate service. Share the wall geometry, site information, and project objective so the requirements can be reviewed.
Start with your project.
