“Over-Engineered” or Designed to Perform?
“Over-engineered” is easy to say when a foundation, beam, or connection looks more substantial than someone expected. The useful question is what the design is required to do—and whether a proposed change still meets those requirements.

That work gives us a practical view of what happens when design assumptions, construction details, or site conditions do not match the demands on a building.
Good design considers more than whether it stands today
A structure needs adequate strength, but it also needs to perform in everyday use. Excessive movement, floor deflection, drainage-related problems, and damage to finishes can matter to an owner long before there is a collapse concern. Engineers distinguish strength from serviceability because both affect the usefulness of a building.
For a foundation, the soil, building loads, geometry, and expected movement all matter. For framing, the members and their connections must work together. A larger beam cannot compensate for every missing connection, and more concrete alone does not resolve every soil issue.
Engineering is not simply adding material everywhere. It is selecting a coordinated design for the conditions and demands of the project. Efficient alternatives are welcome when they are evaluated before construction and preserve the required performance.
“I have done it this way for 30 years” is experience, not a load test
Construction experience is valuable. An experienced builder can identify practical details, sequencing issues, and opportunities to improve a project. But a history of using one detail does not establish its adequacy for a different span, soil condition, roof shape, opening, or loading condition.
A building that has remained standing has demonstrated performance under the conditions it actually experienced. It has not necessarily demonstrated performance under all the demands considered in its design. Some important loading events are uncommon, and the forces experienced by one building can differ substantially from those at another property nearby.
The productive conversation is: What loads and conditions was this detail designed for? How do forces travel through the structure to the ground? Does the proposed substitution still satisfy the design? Years of experience and engineering analysis can complement each other.
What about storms and design loads around Tyler?
It would be inaccurate to claim that Tyler has had no significant loading events for a long time. The National Weather Service documented two major winter storms affecting East Texas in February 2021, with snow, sleet, and freezing rain. Its regional event archive also records tornadoes affecting the Tyler area in June 2021.
Those events do not, by themselves, establish whether a particular house experienced its applicable code design loads. Snow depth is not the same measurement as roof snow load, and a regional wind or tornado report does not establish the forces at every building.
ASCE 7 addresses structural loads and load combinations, including wind, snow, rain, and other hazards. The applicable requirements for a project depend on the governing code and project conditions. A claim about when a specific Tyler property last experienced its design demands would need property-specific evidence.
Repairing a completed building can cost far more than getting the details right
During design and construction, a needed detail can often be incorporated while access is straightforward. After the building is occupied, correcting the same concern may require investigation, demolition, temporary support, difficult access, and replacement of finishes. Disruption is part of the cost, too.
Our evaluation work regularly brings us to structures where observed details or performance raise questions about the original design or construction. That experience informs how we approach new work. It does not mean every existing structure needs repairs or that an engineered building can never develop distress.
Upfront savings should be weighed against the consequences of removing a necessary detail. The cost comparison is more meaningful when it includes long-term performance and the difficulty of correcting a problem later.
Ask for an explanation before calling a design excessive
If a foundation or framing detail seems unusually substantial, ask the engineer what controls it. There may be an opportunity to adjust the layout, use another material, or evaluate an alternative. There may also be a site condition or performance requirement that is not obvious from the drawing alone.
Request that proposed changes be reviewed before work proceeds. A detail should be changed through engineering evaluation, not simply because a different approach has been used elsewhere.
